Most irrigation systems in the foothills were installed by the cheapest bidder, then ignored. Heads buried, controllers full of spiderwebs, valves that won't close. We service what we install, and what we didn't. Repair, redesign, install, open up in spring, blow out in fall.
The problem
A neglected sprinkler system is worse than no system at all. You're paying for water that never reaches the grass. Heads spray the driveway, valves leak underground for months, controllers run zone 4 for an hour every night when it's already raining.
The biggest reason irrigation fails in this region: most systems were installed for flat sod-farm conditions, not the rolling clay-and-rock yards we actually live on. Heads end up too far apart, zones cross slope lines, pressure drops at the back of the property. The system "works" for one summer, then quietly degrades.

02 · What we do
We work on whatever's already in your yard — we're brand-agnostic and we'll repair what's there before recommending a swap.
Full system design and install for new lawns, landscape installs, and tear-outs that didn't work. Real head-to-head coverage, zoned by sun and slope, smart controller standard.
Broken heads, leaking valves, wire breaks, clogged nozzles, low pressure. We bring a wire tracker, a pressure gauge, and patience. Most repairs done in a single visit.
Swap your dumb 1990s timer for a Wi-Fi controller that watches the weather, skips zones during rain, and emails you when something breaks. Often pays for itself over a few seasons of saved water and avoided repairs.
Open the system, charge the line, run every zone, replace what's broken before the season starts. Catch the leaks before they cost you a $400 water bill.
Compressor blow-out, every zone, every line. The single most important visit you can book; one cracked PVC line costs more than ten years of winterizations.
Convert overhead spray in beds to drip. Less water, less foliar disease, healthier plants. A weekend's worth of work for most beds.

04 · Pricing
For repair and seasonal service, we quote a fair flat rate up front, no hourly meter running. New installs and full redesigns vary too much by lot size and zoning to price online, so we come walk it.
What we won't do: charge a "diagnostic fee" and then add labor on top. The visit fee covers the diagnosis. If you book the repair in the same visit, that's the price.
