Foothills clay compacts under foot traffic, mowers, and freeze-thaw cycles. Aeration breaks it up; overseeding thickens what's thin. Spring or fall: fall is better for cool-season fescue, spring for warm-season Bermuda. We do both.
01 · What's included
A power-tine machine pulls actual cores out of the soil, not a "spike aerator" that just punches holes. The cores break down on the surface within two weeks.
02 · When to book
The single biggest reason aeration fails is timing. Aerating cool-season grass (tall fescue, Kentucky bluegrass) in summer kills it. Aerating warm-season grass (Bermuda, zoysia) in fall is wasted money; it's already going dormant.
We book the right window for your turf. Fescue: late September through October. Bermuda: mid-April through May. If you don't know what kind of grass you have, send us a photo and we'll tell you.
Most lawns benefit from one aeration a year. Heavy-traffic yards, recently built homes (compacted construction soil), or yards with serious thatch problems can use two.

03 · Pricing
Most residential lots run $300–$600 per visit including overseed and starter fert. Lot size sets the price, and larger or double-pass jobs scale from there. We bundle aeration into our lawn care customers' rates; ask when you book.
